Location: 585-601 First Street and 933 Water Street

A proposed mixed-use development on approximately 6.7-acres (“Project”) located at 585-601 First Street and 933 Water Street. The Project proposes the construction of approximately 130-units of for-sale residential, a 170-room hotel with ancillary amenities, 362 parking spaces, open space in the form of gardens and a trail along the river’s edge, and associated landscaping and pedestrian features (i.e. sidewalks and walkways).In addition, the Project proposes approximately 156,580 square-feet (includes hotel and commercial square footage) of non-residential retail space for visitor and community-serving uses, such as retail, food and beverage, and outdoor event space. The proposed maximum height of the structures would be 75 feet.

The Project site is located along the southeast side of the First Street and Water Street frontage, and along the northeast side of Vernon Street. The project site is bounded by the Napa River to the south, and to the east, and adjacent to land owned by Napa County Flood Control District to the west. Primary access to First Street is provided by CA-121 (Silverado Trail) to the east and Soscol Avenue to the west.
